Mike Hill got into the
real estate business in 1976 because it
appeared to be easy money and loose
hours, unfortunately enjoying enough
early success to become psychologically
unfit to be anything but self-unemployed
just in time for the mortgage interest
rate climb to 18 percent. Fortunately,
the education gained surviving that
woeful market has been invaluable.
Residential sales -- driving Mommy,
Daddy, the kids and cocker spaniel
around to look at pretty houses to buy
-- didn’t fit his limited patience and a
work ethic of varied intensity and he
soon turned to representing investors,
mostly using single-family houses as
investment vehicles, and managing them.
Frightened by successive birthdays and
the heretofore unconsidered possibility
of growing old and suffering the limited
options that no money causes, he settled
on single family houses as something
that would work for him longer and
harder than he could or was willing to
work for himself.
He has
also said they’re proof that it can be
done with a bad attitude, no money and a
poor work ethic because houses are the
easiest form of income-producing real
estate to buy, sell, finance or rent and
because whether he’s buying or selling,
he’s the only pro in the deal.
His
management portfolio eventually reached
about 500, now cut back to about 200 to
save his few remaining shreds of sanity.
As a broker, he once had as many as 19
sales agents, ditching most of them
after three years for the same reason.
Mike
Hill was raised in Dawson, Ga., attended
three different colleges, graduating
from none, and lives and works “Down
South” just 30 minutes above the
Georgia/Florida line in Valdosta, Ga.,
which had no bubble and so no burst,
except to the extent that negative
national news drove potential buyers to
the sidelines., often allowing investors
more room to work. |

About
the founder of Landlord Solutions . . .
Jan Leasure has
been a landlord for over twenty-five years. She
has managed her own property and that of
hundreds of other property owners. She is a
licensed California Real Estate Broker and
worked in real estate sales prior to dedicating
herself solely to the property management
business.
Jan is
currently the managing Broker for
Monterey Bay Property Management, located in
Monterey, California, established in 1986.
Monterey Bay Property Management is a company
dedicated to providing the best in vacation
rental and long-term residential leasing.
The company
mission statement is to make being a landlord
rewarding, to make being a tenant a pleasure,
and to have fun doing both!
Currently the
Equal Opportunity Committee Chairperson for the
Monterey County Association of Realtors®,
Jan instructs new real estate licensees state
wide in the areas of fair housing and
anti-trust.
She has also
served on the Local Governmental Relations
committee and has worked closely with Monterey
County to develop an ordinance to regulate
short-term rentals.
She was the recipient of the 1996
Distinguished Service Award and the 2000
Special Recognition Award, and
served as a member of the
Monterey County Association of Realtors®
Board of Directors.
Besides being active in the local Association of
Realtors, she is a member of the
Vacation Rental Managers Association, and is
a founding member and the past President of the
Monterey Bay Chapter of
National Association of Residential Property
Managers.
Jan regularly provides seminars and workshops on
property management and other business topics
and is informally available to the general
public to answer property management questions.
Jan’s ability
to interface with the general public and
especially those involved in land lording led to
the evolution of Landlord Solutions.
Information
gleaned from membership in Georgia Landlord
Solutions provides landlords and property
managers with the skills they need to obtain the
greatest net income from a piece of real estate
with the least amount of trouble.
The hard part
of being a landlord is not acquiring property to
rent, but in knowing what to do with the
property once it is under your control!
